I'm still not clear if removing the item from the person would permit them to live. I'd assumed that the reason why Lita would die is because the item is still inside her, and the item would be used up in the spell. If so, then I believe there's a better option that would kill no one. (I hesitate to say it and possibly influence the game.)
Professor Chance's explanation effectively is that when the spell is cast, the person who has the 'mark' of Zavala on them is consumed as a material component of the spell itself, and not merely the part of them that was gifted to them by Zavala. This is possibly because even if, say, Lita's eye was removed from her person, it's still part of her 'contract' or something.

So, the Lita thing in this episode sets up a really interesting thing to me. If this were a normal kind of story (one with plot points and character actions controlled by one, all powerful person) I would see the conversation with Lita and Alias and start making connections to say "Okay, so this is almost certainly not happening this way. In fact, I predict that it's probably going to be ______."
But, because this whole story is dependent on 5 different people, 4 of whom are approaching with just their characters perspective and abilities, I feel like there is so much more unpredictability involved. (That probably sounds like I just said "water is wet" to everyone else, but I think it really is neat to sit down and think about how much that affects the structure of the narrative.)
I am curious as to why it seems that the gang seem to have specifically picked Leita out to be the sacrifice?
It was Lavinia's suggestion in Part 32 (at timestamp 44:20). The NPCs--aka me--are merely repeating her plan.
Yeah, I suggested that. But it was before the convo between Alias and Dr. Chance so that I still thought we could separate the eye from her and have it work. Vinnie definitely wasn't like "Hey, let's kill Lita!"
I was wondering how everyone could survive the new predicament. Can drop alias and Cyldiel fey step while they are in the Feywild?
Yes. This is because of two reasons:
1. Misty Step (the actual ability in question) simply states that the user teleports while veiled in mist, and isn't specific in its mechanics like how we've dressed up Fey Step.
2. Fey Step worked in the Feywild in 4e, which is where I took the flavor concept from, as it is a case of the person stepping into the Material Plane (or some other 'Parallel' plane) instead of the Feywild
